Step 1: Remove clutter and De-personalize!

When buyers come into your home they want to imagine it as their home. It is difficult to do that when you have your family portraits and Glamour Shots lining the walls. Especially remove any political or religious items that may evoke strong emotion from the buyers. Pack away clutter and leave clear counters and services whenever possible.

 

Step 2: Interior Considerations

Obviously deep cleaning your house will help to appeal to potential buyers who don't want to know what you had for dinner last night because it's still stuck to the stove. However, don't just stop with cleaning everything you can. Retouching paint, replacing old rugs, and adding fresh cut flowers are just a few of the ways you can win buyer's hearts.

 

Step 3: Storage and Utility Spaces

Hiding boxes in the garage or in the basement won't do the trick when nosy buyers want to open every closet and survey every square inch of your property. In real estate, everything is fair game unless stated explicitly at showings and open houses! Keep your utility spaces free of clutter, check for dead insects or rodents (seriously), sweep and mop the floors, and make the space look like it has the potential to be someone's dream man cave or artist's studio.

 

Step 4: Your Curb Appeal Brings All the Buyers to the Yard

A fresh wreath on the door in the winter and potted plants on the patio steps in the summer time aren't just for Martha Stewart minded home sellers. Hire a landscaper, haul off dead leaves, and hang a few tasteful decorations to make your home look well cared for. This is especially important because you will be experiencing buyers driving by your home looking to get a first impression!
